The Real Estate team ensures the optimal utilization of the organization’s facilities. Assesses and evaluates the physical space requirements of the organization and recommends plans to meet needs. Ensures proper functioning of facilities through ongoing inspection and maintenance.
This Role In Summary
Day to Day As a Real Estate Manager, based in our São Paulo LAR headquarters, your primary responsibilities will be to interact with LAR Senior and Operational management from our internal Business Units to identify how real estate can help them achieve their operational goals. You will translate their needs into a defined real estate strategy and help our outside real estate advisors undertake these activities to flawlessly execute on these requirements. In addition, you will oversee and assist the activities of the LAR Global Real Estate team which currently includes construction management and lease administration.
As the Transaction Manager (TM) you will be responsible for maintaining constant contact with the business unit or regional representatives, acting as an extension of that business unit. A key objective for this position is to continually manage and balance the goals and objectives of the Corporation with that of the Business Unit and to orchestrate the tactical actions associated with the leasing, acquisition and/or disposition activities for the Corporation. He/she will be an advocate for the Business Unit’s in execution of their real estate needs and will strive to carry out its plans, within the overall direction and governance of the enterprise. The Transaction Manager will provide/disseminate best practices to the Business Units, and will endeavor to achieve financial and efficiency goals with their respective Business Units consistent with the Corporation’s operational goals and portfolio strategy. He/she will need to maintain general knowledge of LAR real estate structuring and market dynamics in order to offer answers to business units as they request help.
Your Responsibilities Will Include
- Become the primary source of real estate, facilities and occupancy information for the LAR Region in order to be identified as Subject Matter Expert (SME) and to develop a trusting professional relationship with Business Unit leadership.
- Work closely with Business Units to determine their goals, trends in their business, strengths, challenges and concerns.
- Understand and advise Business Unit’s real estate, facilities and occupancy requirements and usage.
- Understand these requirements within the context of their business objectives and translate these objectives into real estate and occupancy solutions.
- Arrange periodic meetings with Business Unit senior management (work in tandem with Global Real Estate Director on quarterly reviews with Regional President and CFO) Work with SME’s (e.g. Facility Operations, Design and Construction, Finance, Operations, Tax, Risk Management, HR, Environmental Safety, and IT) along with Business Unit leadership to execute specific business unit strategies.
- Provide support and guidance to the Global Real Estate Portfolio Strategy Team in their role to maximize business unit efficiencies.
- Help identify opportunities for both easy improvements (“low hanging fruit”) and long-term strategic portfolio improvements.
- Act in a flexible manner, modifying the strategic and tactical plan periodically to keep it current.
- Continually update/revise goals and strategies as the business unit evolves. Manage (from the standpoint of customer accountability and quality control) internal and external service delivery teams for specific BU requirements. ]
- Verify that the Business Unit understands the real estate process, and is satisfied with our department’s methodology and strategy, as well as being aligned on expected results of a real estate project.
- Develop and Manage appropriate implementation plans that will apply an appropriate mix of internal and external resources and expertise to effectively complete an assignment.
- Operate and assist in maintaining a real estate project tracking system capable of providing real time transaction updates Identify transaction requirements and recommend a tactical implementation strategy
- Coordinate field brokerage activities to deliver ensure flawless execution of all required activities
- Document transaction recommendations based on appropriate financial and market analyses
- Manage transaction project schedules, ensuring all materials and reports are delivered complete and on time
- Prepare project activity and evaluate broker reports Encourage feedback, and make certain the business unit understands the real estate, facilities and occupancy processes and is satisfied with both the method as well as the results.
- Success based on improved relationship with the business unit and increased ability to plan and deliver against the agreed upon plans.
- Coordinate the administration of all regional lease documents with the Global Real Estate Lease Administration team.
- Manage real estate lease expirations and other key lease dates and clauses.
- Provide regular key portfolio metrics and performance measurements to accurately reflect portfolio performance.
- Manage lease governance and company compliance for all transactions.
Minimum Requirements
- Bachelor’s Degree
- 5+ years of experience in Real Estate or Corporate Finance/Business Planning field
- Highly proficient in spoken and written Portuguese, English and Spanish
- Experience with Sarbanes Oxley (SOX) controls and effects with Real Estate Compliance
