We are searching for the best talent for Manager Real Estate & Workplace to be in Sao Paulo or Sao Jose dos Campos, Brazil.

Purpose:

At Engineering & Property Services (E&PS) we take care of all J&J buildings around the world providing end to end services from Real Estate, Engineering & Strategic Project Delivery to Facilities Management. We have a profound influence on the entire J&J Enterprise, providing innovative workplaces where our employees can collaborate and grow, and delivering flexible site solutions which enable our business to best serve our important customers and patients.

The Manager, Real Estate and Workplace Experience is accountable for delivering standardized and consistent Workplace Experience principles within a distinct sub-region driving deep alignment with, Real Estate, FM COE, Sub Regional Leads, Micro Region Leads, FM Site Managers, and suppliers.

This role is responsible for the implementation of the J&J Workplace Experience strategy in all related projects.

It also contributes to the Real Estate Management team as an individual contributor who is a developing subject matter expert, who works independently with minimal supervision. Consults on projects, programs, and processes that span multiple related areas in support of the organization’s overall real estate strategy. Applies in-depth knowledge of the real estate management field to install best of class policies, procedures, and plans for the area.

An ideal candidate for this role will have demonstrated experience in Real Estate along with an understanding workplace and employee experience strategy.

Key relationships include Real Estate, FM Sub Regional Leads, Workplace Strategy COE, Strategic Space Planning and Service providers.

You will be responsible for:

Portfolio Management and Optimization

  • Work under the direction of the regional Real Estate Director to achieve J&J’s business and enterprise goals and map its strategies and initiatives into regional and country real estate solutions
  • Drive regional and country long term real estate planning activities, including analytical evaluation of the region and country real estate portfolio with the purpose of driving substantial cost savings for the enterprise
  • Proactively identify strategies to optimize the real estate portfolio
  • Collaborate within RE and with the business to perform feasibility studies that evaluate viable alternatives and balance business needs with enterprise direction and affordability
  • Develop recommendations based on region and country specific real estate knowledge and leading practices for the Regional Portfolio Lead’s review
  • Maintain region and country specific market intelligence in order to capitalize on opportunities as well as to react to time sensitive projects and initiatives. Review and approve all transactions prior to securing approvals.
  • Develop business case for change to support proposed solutions.
  • Utilize knowledge of J&J’s real estate portfolio and the country and region real estate market to carry out portfolio analysis and optimization activities.

Transaction Execution

  • Manage service providers to deliver real estate transactions (i.e. acquisition and disposition of owned and leased properties). Ensure transactions meet the business needs, are cost-effective, meet J&J policies and country-specific requirements, and best protect J&J’s interest.
  • Lead activities necessary to initiate and complete transactions – this includes understanding the business need, identifying options, engaging brokers, performing market analysis, coordinating preparation of due diligence analysis, valuations and appraisals, Letter of Intent, RFPs, financial analysis and lease/buy analysis, leading the contract negotiation of leases and purchase sale agreements and the development of the business case.
  • Understand the real estate market and track properties’ purchase/sale costs, rental rates, vacancy, and other market conditions.
  • Assist in negotiations with purchasers, sellers, landlords, community groups, government organizations and agencies in order to accomplish stated real estate goals.
  • Select and oversee the activities of external broker and, consultants used to support transaction activities including new purchases/leases, lease renewals, subletting, lease surrenders, restoration issues, property dispositions, etc.

Region and Local Customer Relationship Management (CRM)

  • Lead in-region real estate planning and deal execution.
  • Serve as an active business solution partner establishing deep connections within local business units.
  • Understand business needs and identify real estate strategies and solutions to address them in a cost-effective manner.

Collaboration with E&PS and external business partners

  • Work with the Real Estate Strategy Lead to ensure plans are aligned with global RE strategy and delivery of solutions are accurately coordinated.
  • Provide direction to external service providers (transaction managers, brokers) in support of real estate activities
  • Develop the talent of team members and build a culture of continuous improvement driven by metrics, benchmarking and standard methodologies.

Real Estate Transformation activities

  • Develop region and country strategies to reduce costs, generate cash and reduce the real estate footprint to achieve the RE strategic plan targets.
  • Maintain strategic standards on a broad range of critical real estate issues.
  • Deploy new planning processes, methodologies and tools to accommodate local growth and translate facility plans into capital requirements.

Workplace Experience

  • Accountable for the performance of J&J Workplace Experience strategy across new and existing facilities projects
  • Responsible for establishing site WE certification plans and partnering with FM site managers and micro-region managers to deliver certification according to global timelines
  • Support and advise on the deployment of workplace relevant IT systems and platforms within a specific sub-region
  • Responsible to conduct applicable WE program studies and occupant readiness reviews for pre CAR 0 viability studies; support further development and completion of WE related activities for CAR 0/1 project deliverables
  • Responsible for verifying WE program design consistency (CAR 0/1) to ensure J&J space and design standards are maintained and employed for projects
  • Communicate all project Pre and Post-occupancy metrics; provide analysis and benchmark data to project sponsors and stakeholders
  • Partner with FM site managers and micro-region managers to implement a site governance structure aligned with FM COE recommendations. Participate as needed to communicate WE relevant information
  • Responsible for being the core team member and providing workplace expertise during the execution and assessment phase of workplace projects
  • In partnership with FM COE, FM operational teams, and vendors provide a thorough awareness of WE principles to local business liaisons and governance forums
  • Responsible for partnering with FM COE, FM Comm’s, and FM site leads on communicating WE program survey results and recommendations
  • Accountable for monitoring action plans and progress
  • Responsible for ensuring supplier space management activities meet site and sub-regional block & stack planning forecasts, business adjacencies, and space availability
  • Responsible for resolving vendor escalated space management issues between multiple groups
  • Provide oversight for vendor managed large move/re-stack projects including review of customer requirements and group transition plans

Responsible for verifying vendors are successfully fulfilling their space management obligations and following agreed procedures and standards within a specific sub region

Qualifications: Requirements:

  • Bachelor’s degree or equivalent in related field (Administration, Architecture, Design, Engineering, Real Estate, Facilities management, Business, etc.) preferred
  • Professional certifications (e.g., Master of Corporate Real Estate (MCR), Senior Leader in Corporate Real Estate (SLCR), etc.) preferred
  • Minimum 5 years of experience in roles of growing responsibility in Real Estate. Proven track record as an effective strategic real estate planner with experience contributing to regional Strategy & Planning activities
  • Fluent English
  • Fluent Spanish
  • Experience managing/leading workplace innovation, workplace design, or related experience is preferred
  • Strong business analytic skills and problem-solving skills
  • Strong understanding of finance principles (Net Present Value, Internal Rate of Return, P&L statements, etc.)
  • Well-honed negotiation and influencing skills; the ability to consider many different viewpoints and facilitate effective business decisions
  • Solid grounding in technology and appreciation for how it can contribute to identifying metrics and aid in decision-making
  • Specific skills in project management, technical, financial, facilities management
  • Candidate should have a record of success working in the regional RE markets
  • As necessary, direct high-complexity projects, including project scope definition, development and tracking of integrated project schedule and budget, and project reporting to stakeholders and business partners
  • Demonstrate creative solution development, innovation, integrity, business acumen and sound judgment
  • Must possess excellent interpersonal and communication skills (written and verbal)
  • Excellent relationship management and the ability to work effectively across cultures, divisions and levels
  • Must be able to prioritise multiple projects simultaneously
  • Strong communication skills, both written and oral
  • Ability to think strategically while maintaining a tactical focus
  • Ability to adapt emerging best practices and industry innovation
  • Ability to lead diverse teams through change and organizational transformation

  • Proficiency in project management, including obtaining agreement on project definitions and priorities and ensuring that resources, capabilities, and processes are in place
  • This position will require up to 25% domestic and international travel

Safe Fleet requirements:

Since this position is eligible for Company Car as working tool, it is also required:

  • Valid driver’s license.

At least 3 years of driving a car experience, preferably in highway zones (between 80 and 110 km/h) and with standard vehicles.
